🏡 New Construction Process
Step 1: Choose Your Home Model 🏠
- Review available home designs.
- Select a model that fits your lifestyle, needs, and preferences.
- Consider layout, bedroom count, and aesthetic.
Step 2: Select Your Lot 📍
- Review available lots with your Sales Consultant.
- Ensure the home model fits within the lot’s front and back setbacks.
- Confirm lot alignment with subdivision requirements.
Step 3: Make Your Design Selections 🎨
- Choose from builder-provided design packages.
- Select options for:
- Kitchen cabinet style & color
- Countertop color
- Flooring color
- Tile color
- Vinyl siding and roof colors
- Note: No architectural changes or fully custom options are available. All other items (windows, doors, plumbing fixtures, layout) are standard.
Step 4: Submit an Offer ✍️
- Once your model and lot are chosen, sign an Offer to Purchase.
- Signals the builder to prepare the formal contract.
Step 5: Contract & Attorney Review 📄
- Contract is sent to your attorney for review.
- Once both parties agree on terms, submit your down payment to begin construction.
Step 6: Fully Executed Contract ✅
- Once the seller signs, the contract is executed.
- Contract is sent to your lender to begin financing steps.
Step 7: Building Permit Application 🏗️
- Builder applies for the required building permit.
- Construction begins once the permit is received.
Step 8: Initial Appraisal 💰
- Lender orders an appraisal based on builder plans and specifications.
- Ensures the property meets loan requirements before construction.
Step 9: Construction Begins 🔨
- Footings & Foundation: Lot prep, excavation, and foundation poured.
- Framing: Structure, walls, floors, and roof framing built; windows and exterior doors installed.
- Roofing: Roof installed to weatherproof the home; exterior siding and trim started.
- Rough-In Stage: Plumbing, electrical, and HVAC systems installed; inspections completed.
- Insulation & Sheetrock: Interior walls and ceilings insulated; drywall hung, taped, and finished.
- Interior Doors & Trim: Interior doors, baseboards, trim, and moldings installed.
- Flooring: Floors and tiles are installed throughout the home.
- Cabinets & Countertops: Kitchen and bathroom cabinets installed; countertops added.
- Fixtures & Final Touches: Plumbing, electrical, and lighting fixtures installed; paint touch-ups and finishing details completed.
Step 10: Final Appraisal 🏦
- A second appraisal is conducted once the home is complete.
- Confirms the home is built to plan and ready for closing.
Step 11: Home Inspection 🔍
- Schedule an inspection and walkthrough with the builder.
- Address any concerns or issues before closing.
Step 12: Certificate of Occupancy (CO) 📜
- Builder obtains the CO from the township.
- CO is sent to your attorney to prepare for closing.
Step 13: Final Walk-Through 👀
- Conducted the day before or the day of closing.
- Review any outstanding punch list items.
Step 14: Closing Day 🎉
- Sign your final documents.
- Receive your keys.
- Congratulations—you are now the proud owner of a brand-new home! 🏡✨
